How to Rent an Apartment in Florianópolis in 2026:...

Guide SectionRenting & Buying Property in Florianópolis→

Renting an apartment is often the first serious challenge and major encounter with Brazilian bureaucratic reality for any expat. The legislation in Brazil has historically been structured to maximize the tenant's protection (evicting someone onto the street, even if they stop paying, is legally very difficult and time-consuming). Because of this high risk, property owners and real estate agencies protect themselves with a colossal number of requirements for future tenants.

But there is no need to panic: thousands of digital nomads, expats, and families successfully rent excellent apartments every year. The key is simply knowing how the system works on the Florianópolis.

In this comprehensive guide, we will break down the entire rental process in Florianópolis in 2026, from searching for an apartment to signing the final contract.

The Main Problem: What is a Fiador?

If you walk into a traditional Brazilian real estate agency (imobiliária) off the street, the very first thing they will ask you for is a Fiador.

A Fiador (guarantor) is a Brazilian citizen or permanent resident who:

  • Owns at least one property in the same state (Santa Catarina) that is fully paid off (no mortgage) and free of any debts.
  • Has a proven high income.
  • Is willing to sign the lease agreement alongside you, bearing full joint and several liability. If you stop paying rent, the court will force them to pay, up to the seizure of their own property.

Obviously, 99% of newly arrived expats do not have such a person. Fortunately, the law provides legal alternatives to a guarantor (known as Garantia Locatícia).

Alternatives to a Guarantor (Garantia Locatícia)

Instead of providing a fiador, you can use other financial guarantees. Here is a comparison of the most popular methods used in Florianópolis:

Guarantee Type How it Works Best For Refundable?
Caução (Deposit) You transfer an amount equal to 1-3 months' rent to the owner. Direct rentals from the owner (direto com proprietário). Yes. Returned at the end of the term, adjusted for inflation (poupança).
Seguro Fiança You purchase an insurance policy. Costs about 10-15% of the monthly rent. Traditional agencies (Ibagy, Brognoli). No. The money is spent, like any insurance premium.
CredPago / QuintoAndar The platform analyzes your credit card limit and acts as your guarantor. Expats with high credit limits on their cards. No. You pay a monthly fee to the service (around 10%).
Título de Capitalização Purchasing bonds worth between 6 and 12 months of rent. Those with a large amount of free liquid capital. Yes, returned at the end with a small amount of interest.

Where to Look for an Apartment in Florianópolis?

1. QuintoAndar This is Brazil's most tech-forward real estate startup, often described as the "Uber for apartment rentals."

  • Pros: No need to communicate with conservative agencies, the process is 100% online, the platform itself acts as the guarantor, and occasionally you can link an international credit card.
  • Cons: Prices are often inflated because the platform's commissions and the cost of insurance are built into the monthly payment. You cannot negotiate directly with the owner.

2. Facebook Marketplace and Local Groups This is the best way to find housing directly from the owner (direto com proprietário) and negotiate a classic deposit (Caução).

  • Search for groups like: "Aluguel Florianópolis", "Aluguel Campeche", "Classificados Lagoa da Conceição".
  • Pros: Less bureaucracy, lower prices, and you can often negotiate a 1-month deposit.
  • Cons: High risk of scams. Never transfer a deposit (Pix) before viewing the apartment in person and signing the contract.

3. Classic Imobiliárias (Agencies) The local market monopolies (Ibagy, Brognoli, Giacomelli, Dalton Andrade).

  • Pros: Huge database of properties, legal security for all transactions, guarantees for fixing hidden apartment defects.
  • Cons: Maximum bureaucracy. They will ask for proof of income (Comprovante de Renda) that is 3 times the rent amount, a local bank account, and will force you to purchase Seguro Fiança.

📍 Personal Experience (HelpinFloripa): Expats in our Telegram community frequently share a valuable lifehack: if you don't yet have a Brazilian bank account or official income in Reais, look for listings directly from owners on Facebook and offer to pay 3 or 6 months of rent upfront in cash. For many landlords, cold hard cash is much more convincing than any income statements.

The Danger in Florianópolis: Seasonal Eviction

Florianópolis is the main resort city of Southern Brazil. During the high season (from December 20th until the end of Carnival in early March), short-term rental prices on Airbnb skyrocket by 3 to 5 times.

Because of this, many landlords resort to a trick. They rent apartments to expats for 9 months (from March to late November) at very reasonable rates, but ask them to vacate the premises for the summer so they can rent it to tourists for $100–$150 a night. This is a huge stress for anyone coming to live long-term.

How to protect yourself from eviction:

  • Read the contract carefully. A standard long-term lease contract in Brazil (Contrato de Locação Anual) is signed for 30 months. The contract must explicitly state the tenant's right to move out without penalty after 12 months of rent (Isenção de multa após 12 meses).
  • Never sign papers that contain the phrase "contrato de temporada" (seasonal contract) if your goal is long-term living. Under such a contract, they can legally evict you in December.
  • If you don't want to risk it, look for housing in non-beach neighborhoods (for example, Centro, Itacorubi, Trindade, or the mainland area of Coqueiros). Tourists do not go there for beach holidays, so seasonal eviction is almost non-existent. Read more about neighborhoods in our Best Places to Live article.

Documents Needed for Renting

Even if you find a friendly owner who rents directly, you will need a minimum set of documents to draw up the contract:

  1. Passport (with a valid entry stamp or visa).
  2. CPF (Tax ID Number) — this is the most important document in Brazil. Without a CPF, it is impossible to even draft a basic contract, transfer the electricity bill (Celesc) to your name, or set up home internet.
  3. Proof of Income (Imposto de Renda). Expats can provide statements from foreign bank accounts (a simple translation will be required) or show a sufficient balance that covers the rental period.

Have You Received a Draft Lease Agreement? Electronic Signatures vs Cartório

In the past, any contract in Brazil had to be taken to a notary office (Cartório) for physical signature authentication (Reconhecimento de firma). Today, the real estate market is highly digitized:

  1. Electronic Signatures (Assinatura Eletrônica): In 2026, 90% of contracts with agencies (and even many private owners) are signed entirely online. You will receive a link to a service like DocuSign, Clicksign, or ZapSign via email or WhatsApp. You simply sign the document from your phone or computer. This is absolutely legal and has full binding power under Brazilian law.
  2. Classic Cartório: If you are renting directly from a traditional or older landlord, they might still request a physical paper contract. Only in this case will you need to visit the nearest Cartório with your passport and CPF, open a "signature card" (abrir firma), and notarize the document. This costs around R$ 10-15 and takes about 20 minutes.
